This site is located at 50th Street and Lakeshore Drive in Sylvan Lake and Salomons Commercial was originally hired by Shell Canada to sell the lands. We were faced with two challenges right from the start: 1) the site was contaminated from its previous fuel station use, and 2) Shell wanted the property sold in three months. The latter challenge was mostly due to values along Lakeshore Drive increasing dramatically from the boom years of 2006 that the current assessed value was too high for a redevelopment to make sense. As a result, we calculated where the land price would have to be based on current lease rates and construction costs. Within the deadline, we were able to find a buyer for the site and address the environmental concerns that came with it.
The developer was able to come up with a redevelopment plan and we provided input on where lease rates needed to be and who we thought would be a good match for the site. Once we began marketing we were able to lease up the entire site with local and national tenants. Businesses within the plaza include Freshii, Good Earth Coffee, Undercurrent Brewing, E&M Maxx Convenience Store, a home decor consultant and a local nail salon,
